A bigger issue that these programs don't address is that the down payment doesn't only work for low income residents living in the westside already, but also the programs appeal and cater to young professionals just out of college. Maybe they work at a non-profit or coffee shop, so their income is currently low, but they have higher potential for increased income and a stronger family support network. So are the down payment programs supporting stabilization- maybe. Are they also supporting gentrification and pushing out long term renters who do not want or can't own homes even with downpayment assistance? Maybe... It also doesn't insure permanently affordable housing! We don't have this model that I know of in Atlanta, but it could be a good alternative to create stabilized and revitalized neighborhoods without the negative affects of gentrification: http://www.yesmagazine.org/issues/cities-a…
